Bray Sea Gardens was the 1st phase of an apartment complex
to be built in the Bray Area of South Dublin. This project was designed and tendered for with the consultants JAK and the client Ballymore. Redlana BIM Consulting is working with Ballymore on behalf of mechanical, electrical and sprinkler subcontractors and responsible for construction documentation production. Project on site coordination, construction drawings, BIM/project management services were within the package which Riverside Mechanical Ltd as Lead services coordinator offered to the Ballymore group during the construction process.

 

 

Riverside Mechanical employed Redlana BIM Consulting as the lead BIM Coordinator with direct access to the client and other trades WW Electrical, Nationalsprinkler. During the BIM coordination process, there were challenges along the way due to M&E, sprinklers, Architectural and structural design development issues. Redlana BIM Consulting’s flexible approach to the changes assisted the project and were rated by the client Ballymore as “Fantastic job.”

 

Redlana's team on Site attendance  on daily/weekly basis is made the process of communication and coordination more efficient, transparent, and “smooth” at all stages. Typical Examples of the challenges would have been basement fire duct solution, locations of kitchen sinks, DB electrical boards, apartment RCPs, containment quantity and sizes, general services vs. room data sheet discrepancies,Sprinkler head quantities and re-design were all issues. which had to be coordinated and resolved.
